What’s happening in the February real estate market in Edmonton?

Single family home sales decreased 14% compared to January 2018 but single Family home sales increased 1.51% compared to the previous month. 

Inventory is up 120% compared to the previous month which is typical but means get your property on the market before spring. 

Prices decreased by 6% year over year and month over month.

2019 REALTORS HOUSING FORECAST SEMINAR

  • There will be a moderate decrease of 1.31% in sales for single family homes, Condo sales will decrease by 2.06% and  half duplex sales will decrease by 0.78%.

  • There will be a moderate decrease of 1.17% decrease in sales for single family homes, condo prices will decrease by 1.63% and duplexes will decrease by 0.66%.

  • Inventory levels will increase by 1.92% for single family homes, Condos will increase by 1.83% and duplex inventory will decrease by 0.60%.

  • Summary is the seller will have to remain patient throughout the sale process as DOM will increase.

  • We had a record high inventory and a 5 year low in sales for Single family dwelling and all residential ranges. 2018 was one of the most challenging years in real estate.

  • To date, we had a decrease of 5% in home sales in 2018 vs. 2017.

2018 RAE Market Forecast Highlights


2018 looks to be an cautiously optimistic market

We will have a stable market with ample supply of inventory

The resale market is predicted to be a buyer’s market

Edmonton is rated 6 out of 10 Canadian cities for affordability


All residential average prices are expected to drop by 0.84%

Sales are expected to increase by 0.88%

Inventory is expected to increase by 1.96%

As predicted, there will be more jobs and wages in 2018
